Technical Hurdles:The II City Plaza project involved partial tenant improvements to Floors Ten (partial), Eleven, and Twelve of the downtown Baton Rouge high-rise. The building’s existing systems included a chilled water plant with variable speed pumping, enthalpy energy recovery systems, and a direct digital control (DDC) building automation system. ADG’s challenge was to integrate new variable air volume HVAC systems and updated electrical systems into the existing infrastructure without disrupting ongoing operations. Maintaining system compatibility and efficiency while accommodating each tenant’s unique needs required precise engineering and coordination.
Logistical Constraints:Working within an occupied high-rise presented challenges for scheduling, noise control, and system tie-ins. The tenant build-outs and renovations — which included Cleaners, Envelope Revisions, Garage Storage, Garage Structure, Legislative Auditor’s Office, Kean Miller, and Phelps Dunbar — had to be completed while maintaining continuous operation of the building’s HVAC, electrical, and automation systems. Sequencing was critical to avoid downtime for other tenants.
